Terms and Conditions

  1. The property – Moulin Latour and its exterior grounds (“the property”) is offered for holiday rental to the person completing this booking form (“the client”) and their guests with agreement to the conditions set down here and following confirmation of the booking given in writing / email by Brendan Armstrong (“the owner”). The owner who lives adjacent to the mill will have occasional access to the property for essential maintenance (e.g. cleaning the pool and testing chemical levels) but will schedule this to suitable times to avoid interrupting the client and their guests’ enjoyment of the property.
  2. Booking deposit – A deposit of 20% of the advertised price is required at the time of the booking.
  3. Cancellation – In the event of client cancellation, full refunds will be made up to 30 days before check-in. After that, a 50% refund up to 7 days before check-in. No refund after that.  We strongly recommend that you arrange travel insurance that covers cancellation, health and personal belongings.
  1. Reporting defects or damage – The client shall report to the owner, as soon as possible, any defects in the property or breakdown of equipment or appliances, so that the owner can make arrangements for repair and/or replacement.
  2. Damage deposit – A damage deposit of 250€ or £250 is required in case of significant damage to the property and/or its contents. This must be paid prior to arrival. The value of the damage deposit shall not limit the client’s responsibility to the owner. In the event that the cost of making good any damage exceed the amount held, the owner reserves the right to pursue the client for additional costs. The deposit will normally be returned to you within 5 working days of your departure.
  3. Cleaning – the property will be cleaned prior to your arrival and should be left in a similar state of cleanliness on departure. Failure to do so will forfeit 70€ (or £70) of your damage to cover the costs of additional cleaning. You may also opt to voluntarily pay the 70€ (or £70) locally if you need to depart early at the end of your stay and do not have time to clean.
  4. Rental Period – The rental period commences at 4pm on a Saturday and finishes at 11 am on the last Saturday of the booking period. The owners shall not be obliged to offer accommodation before the booking commences and the client shall not be entitled to remain in occupation after the booking concludes.
  5. Tourist Tax – There is a local tourist tax known as a taxe de séjour of €0.55 for each night stayed for every adult over 18 years of age. It is a legal obligation for the owner to collect this tax on behalf of the local commune from the client and/or their adult guests. This will be collected by the owner the day before departure. The exception to this is if the booking was made through certain online travel agents, where the tax is included in the price of the booking.
  6. Changes to your party – The guests staying or visiting the property must be the same as those declared on the booking form. This is a legal requirement, the owner will be happy to agree an updated declaration.
  7. The property’s water waste system operates via a water pump which is only able to manage natural waste and 2 ply toilet paper. Guests must not flush anything other than this down the toilets. An initial supply of suitable toilet paper is provided.
  8. Smoking – The client and guests must not smoke inside the building. Smoking is permitted outside on property grounds provided that smoke does not enter the building.
  9. Pets – The client and their guests must not to bring any pets without the written permission of the owner. 
  10. Swimming Pool –  The client and guests have sole access to the swimming pool between April 1st and October 31st each year, provided these rules are followed:

Within the perimeter of the pool fence: there must be no smoking, no drinking glasses or bottles (plastic is allowed); children and those who can’t swim must be supervised at all times by an adult who can swim.  The owner is not responsible for their safety; all persons using the pool must be toilet trained and continent.

Using the shower before entering the pool is mandatory, please remove any make up or sunscreen before entering the pool as they can stain the liner and clog the filters over time. The pool gate must be kept closed at all times when not entering and exiting the pool area. No running around the edge of the pool or diving into the pool.

Use of the pool is at the clients’ own risk.

If the presence of glass, bodily waste or other materials affecting hygiene and safety, gets in the pool, it will need to be closed, drained and cleaned. Any need to drain the pool as a result of guests’ actions will forfeit the client’s damage deposit and may result in a claim against the client for the cancellation of any subsequent booking due to the time involved to return the pool to use.

  1. Personal Responsibility – The client is responsible for their own safety and the safety of their guests at all times. The property is a 19th Century water mill and the client and in particular guests must not enter any of the water courses on the property. Children in particular should be supervised at all times. The owner accepts no liability should this instruction not be followed.
  2. The owner shall not be liable to the client;
    – for any temporary defect or stoppage of public services to the property
    – for any loss, damage, injury which is the result of riot, war, strikes, adverse weather conditions, or other matters beyond the control of the owners.
    – for any loss, damage or inconvenience suffered by the client if the property becomes uninhabitable before the start of the rental period, and in such event the owner shall notify the client and refund all monies paid in respect of the rental period, within seven days.
  3. Under no circumstances shall the owner’s liability to the client exceed the amount paid to the owner for the rental period.
